Water Quality. By putting the parking garage underground and adopting innovative techniques such as bio swales, rain gardens, pervious paving and green roofs, 100% of all storm water is treated before it leaves the site.

Green Roofs. Besides being visually pleasing, green roofs reduce site water runoff by capturing rainfall before it washes down the spouts. They save energy and increase comfort by naturally insulating the buildings.

The Living Wall. The living wall is a stunning visual attraction. Growing from it are mostly native plants including ferns and various evergreen ground covers.

Recycling Program. Recycling 99% of all building site materials removes potentially harmful waste materials from the site as well as reducing the costs and the environmental impacts associated with using all new building materials.

LEED Certifications. To integrate sustainable principles with real-world practices, the Island Gateway is anticipating LEED Gold certification.
